Schell Brothers reserves the right to pay the broker commission prior to settlement after contract ratification and receipt of a mortgage pre approval and/or proof of funds available to settle on the property. We mentioned our friends over at Our Harvest in our “Local Favorites” blog series last May but wanted to remind everyone of this awesome farm-to-table spot in Fenwick. Beach towns run the risk of becoming more like ghost towns in the winter months, but luckily places like Our Harvest keep residents entertained and with warm food in their bellies.

New Year’s Goals

Congrats! The new year has begun, and an opportunity has opened for you to do those things you have been meaning to do, to better yourself, and to do the things that make you happy. It is traditional for us to default to resolutions that will define the rest of the year (or let’s be honest, the first few weeks), when we can instead set fulfilling and realistic goals for ourselves. Keep reading if you’re interested in learning how to create and execute those New Year’s goals!

The effort to be happier or to get more in shape shouldn’t be confined to the absolute time frame of one year. A resolution often makes our goals more difficult to stick with. By changing the concept from a resolution to a goal, we are able to create an ongoing desire to complete our objective.

One way to organize those goals is to make them SMART. And by that, I mean that those goals should be specific, measurable, attainable, relevant, and done in your own timeframe. We all feel the most satisfied when our to-do list is checked off at the end of the day, so why not set ourselves up for success?

Our goals also don’t have to be so broad. Say you want to finish a book you’ve been reading by the end of the month. Sometimes that can be overwhelming, so it might be easier for you if you also set mini goals throughout the course of that month. For example, finish reading five chapters by the end of week one, and so on. Making goals and setting finish lines for yourself isn’t supposed to be challenging and scary, it is all for your success! So, make it easy for yourself.

One of the most commonly forgotten concepts surrounding the idea of New Year’s resolutions, is the game plan necessary for accomplishing those resolutions. When you have a goal, you need a plan to achieve that goal. This year, one of my goals is to run a half marathon in July. In order to do that, I created a weekly action plan. That plan starts small, with running just one mile a day, by the end I’ll be running 10!

It’s important to make our goals attainable, but it is also important to understand why we want to achieve those goals. Why do you want to get fit, why do you want to read a book every month, why do you want to practice mindfulness? Understanding your why, like we often do here at Schell Brothers, is what makes reaching those goals worth it in the end.

And remember, it doesn’t have to happen in one year! Keep moving past the next ball drop, and into your life with these amazing goals and achievements!

The new year is about fresh starts, and about continuing those good habits you established the year prior.

Homeowner Hotseat: Terry & Susan Rubritz

Lucky for us, we have so many amazing homeowners that want to sit down and chat with us about their home and their life here in Coastal Delaware! If you check out our website, you’ll notice a number of ‘Homeowner Hotseat’ segments where we ask our homebuilders questions. Here we dive deeper into those conversations and really get to know our homeowners! Just this past week I had the pleasure of sitting down with Terry and Susan Rubritz who told me all about their love for puzzles, sports, and most of all, The Peninsula!

What is your favorite room in the house?

Our favorite room is the great room. It’s where everyone hangs out! It’s combined with the kitchen behind us, you get the food and drinks going and everyone has a great time!

Why did you build in The Peninsula?

We just fell in love with the whole experience, we just knew there was something for everyone in our family. There are opportunities to learn things and meet new people. The minute we drove into this property we knew it was for us! There is something for everybody here!

What do you love most about living in this area of Delaware?

I think it’s the weather. 11 months out of the year its fantastic, we can golf year round!

Do you feel like you are a part of the community here at The Peninsula?

I do! I think you can be as involved as you want to be or you can just enjoy your family and the amenities. You are always welcome! There is nothing that isn’t offered.

What is your favorite amenity here?

The clubhouse is fantastic, the food is outstanding, in the summer the pools are phenomenal. The workout facilities all year round are great. Whatever you really want to do its here. If you can’t be happy here, I don’t think you can be happy anywhere!

What is your favorite activity to do at home?

We love watching sports. We are sports nuts. We just love having everybody here, we love having friends over and watching the games or playing games. We love eating and grilling. It’s just family, it’s all about family and friends, everybody is welcome. That was the logic behind purchasing here is so the family can make the trip. We have had fantastic great times, and we look forward to more of them!

at Home Magazine: Winter 2019/2020

With the holidays upon us, the release of the third issue of at Home magazine is the BEST present our Schell family could have ever asked for! We can’t wait for you to dive into its pages and feel all the feelings of home. At Home will be published twice a year and will include an inside look at our communities, a few words from homeowners and employees, and plenty of design and decorating tips, not to mention tons of festive recipes!

With this issue, we decided to focus on one of the best parts of the holiday season, food! We teamed up with Lion and Meg Gardner from Blue Moon to discuss the must-have meals for this season. Their savory recipes for both food and wine pairings show you just how festive you can get! Don’t like to cook? Don’t worry! Meg even gives some tips for the best places to eat out. And if you have a sweet tooth, “The Magic of Cookies” section of the magazine includes some of our favorite cookie recipes! Just in time for Christmas!

The major holidays are upon us, and escaping the never-ending imagery of Santa Clause, turkeys, and candy canes is almost as impossible as getting glitter out of your hair! Lucky for us, Schell Brothers’ employees LOVE the holidays, and they can’t get enough of the chocolate, presents, and joys of the season. Keep an eye out on route one for our awesome holiday billboards, and don’t forget to check out Schellville before the season is over. At Schell, there is no shortage of holiday cheer. I asked some of our employees what their favorite holiday traditions are and this is what they said:

“Christmas Eve dinner at Salt Air! Place feels so magical and Christmassy. This will be our 4th year and I’m not sure we could go anywhere else now. The perfect atmosphere for what is a truly magical night. Oh yea…and they give Minnie cute Christmas teddy bears. Always a winner.”

“Christmas morning was always my favorite. Growing up my brother and I would wake our parents up really early (once it was 4am, sorry mom!) and open presents. After presents, my dad would then make everyone blueberry pancakes and bacon while we watched A Christmas Story on repeat until it was time for my extended family to come over for Christmas dinner. Christmas is always my favorite holiday because for me it’s a day to slow down and enjoy time with family.”

“I love the idea of making new traditions. Sav and I have new members in our little family, and it has been so fun seeing how the pets react to the Christmas tree and the new smells. I can’t wait to see what future Christmases have in store!”

“One of my favorite holiday traditions is making Christmas cookies with my sister.  My family was raised with a rich Italian heritage which has plenty of associated holiday cookies.  One of my favorites are Tarrali, that we call “Tadals,” which you can see my daughters making with my sister.  Coming together with family to prepare for all the gatherings over the holidays with friends and loved ones is what life is all about.”

“One of our favorite traditions is having all the kids go outside to play and enjoy each other’s company while our parents stay inside to cook and enjoy their company as well. I have a huge family so it’s awesome when we can finally get together.”

We here at Schell Brothers are excited to welcome you to our magical winter wonder village this 2019! Enjoy the snow, visit Santa’s workshop, and discover unexpected surprises behind every door! This year it is going to be BIGGER and BETTER than EVER!

Schellville is partnering with Winter WonderFest to give you the most magical holiday experience you could ever imagine. Winter WonderFest is a nonprofit that supports many organizations throughout Delaware, so be sure to come out and support! This year the village has relocated to Hudson Fields in Milton, Delaware, where Christmas Lane stretches longer than ever!! The cobblestone lanes paint a classic Christmas picture with sixteen tiny houses for kids to explore. They can grab a bite to eat, visit an estate, and knock on Santa’s door all in the same day!

Here are a few of the village favorites:

Little Elves Workshop

Ever wonder what goes on behind the scenes at the North Pole? At Little Elves Workshop, kids can take up the hammers themselves and work with the Elves to build cars, toys and more! There are plenty of little tools for little hands!

Mint Mansion

Take a look at how the Claus’ relax, in this two story mansion located at the center of the village. Mint in color, this space is perfect for resting against fluffy pillows and baking some homemade cookies for the Elves working next door.

iHeart Radio Station

iHeart Radio donated a house this year, and we are all so excited to see how it turns out! Word on the street is that you can jam out to your favorite tunes and maybe even hear yourself on the North Pole Radio frequencies.

Our newest attraction is one you won’t want to miss…a train ride around the village on the Schellville Express! I’m not kidding, we actually have a TRAIN this year, with a conductor and everything! As you loop around the snowy circle, you might catch a glimpse of some elves and maybe even your favorite red-nosed reindeer!!

After your ride, head on over the ice rink and skate while you listen to live entertainment or hop on a carnival ride. And for you parents who might not want to squeeze into the Little Elves Workshop, there will be a fire-pit area staged on the cobblestone for you to keep your hands warm.

Opening night is this Saturday, November 16th, so start making your plans now! You may want to plan ahead, as tickets are required for the carnival and the light spectacular. Admission to the Christmas Village is free with a $5 parking donation.

Whatever you decide to do this year at Schellville, our partnership with Winter WonderFest is sure to delight you and your family! This event is the perfect way for your friends and family to enjoy this Christmas holiday!

Coastal Delaware’s Coffee Shops

Hey there! It’s a brew-tiful day outside to grab a coffee, that’s what we are doing here at Schell Brothers. Nothing is better, after being out in the cold fall weather, than a nice warm cup-a-joe. So hop in your car if you love coffee a latte, and journey with us to just four of Coastal Delaware’s best local shops.

The Point Coffee House and Bake Shoppe

This quaint shop on the corner of Route 1 and Rehoboth Ave is perfect for those looking to grab a quick breakfast before work, or a quiet place to stay and do work. With access to Wi-Fi and a huge selection of belgian waffles, newspapers and fruit smoothies, you could get lost in there! The Point sources their grounds from certified organic and fair-trade coffees, and stock their shelves with decafs and flavored beans as well. This cool little stop is also right across the street from our corporate office (I know where I’m going before work tomorrow)!


Café a Go-Go

If you’re looking to be a little less depresso, go to Café a Go-Go and grab an expresso! In all seriousness, Café a Go-Go is an amazing little piece of Rehoboth Beach. The owners came here from Tampico, Mexico to try their hand at a coffee shop. They opened in March of 2005 and have been serving authentic Mexican flavors ever since. They received a reader’s choice for best coffee shop in Delaware Today Magazine in 2010. So, hit up this joint on Rehoboth Avenue if you are looking for something a little different, but still full of your favorite cozy coffee shop feels.


The Station on Kings

If you haven’t been to The Station on Kings in Lewes yet, where have you bean?! This is the spot for you to create the perfect blend of coffee, baked goods, and lots and lots of plants! Their bakery bar changes by the day but is always stock full of crazy good food. Their coffee cups rock paper straws which makes this coffee shop one of our favorite environmentally friendly places. Their carefully decorated interior makes for a cozy environment to think about the earth, relaxation, and growth. If you like what you see, everything is for sale, so grab a painting off the wall and bring it home with you!


The Suburban Farmhouse

If you don’t give a frappe about the beach, head a little more inland to Milton, Delaware, you’ll find the relaxing little Suburban Farmhouse there, where you can take life one cup at a time. They aim to ‘inspire all our senses,’ by inviting you to make your own pizza, try their house made sandwiches and their amazing coffee. Suburban Farmhouse matches the cute small town feel that Milton exhibits, so check it out if you are tired of all the hustle and bustle. Farmhouse is a great place to stay grounded.

Halloween Happenings 2019!

Halloween is just around the corner, and events are already starting to brew here in the Delmarva area. Ghosts, zombies, mummies, OH MY! One of the best perks about buying a Schell home is the proximity most of our communities have to Bethany Beach, Rehoboth Beach, Milton, Salisbury, and even Ocean City. Our communities are perfectly situated for you to enjoy Delmarva’s most exciting fall and Halloween events.

We wanted to make sure you know exactly what’s creeping in the coming weeks, so you can find the scare that fits you!

Milton Theater Zombie Fest at Dewey Beach

October 19, 2019 – Starting at 4pm at Northbeach

Join Milton Theater for their 2019 Zombie Fest! Now located at Dewey Beach, the festivities will start with live music, vendors, food, zombie make-up, and costume contests. The Zombie Walk will start at 8pm and end at Bottle and Cork to finish the Zombie festivities. Tickets are $10 and free for children under 12.

O.C. Howl-O-Ween Pet Parade, MD

October 19, 2019 – Starting at 1pm at North Division Street on the Boardwalk

Head over to Ocean City for a barking good time as they gear up for their Howl-O-Ween Pet Parade. There will be prizes and pets up for adoption. The event is free to everyone, but donations are appreciated as they will help the Worcester County Humane Society.

Not So Scary Halloween Happening at Salisbury Zoo

October 19 & 26, 2019 – From 1pm-4pm at the Salisbury Zoo

Salisbury Zoo is opening its gates to the ones who want to be not so scared on Halloween this year. On the 19th and 26th from 1-4pm parents can take their kids to trick or treat throughout the park, participate in games, talk about animals, and attempt to win a costume contest. Tickets in advance are $8 per child, and one free adult ticket per child, tickets at the gate are $8 per child and $2 per adult.

Rehoboth Beach Sea Witch Festival

October 25-27, 2019 – Starting at 10am at Rehoboth Beach, DE

Head over to your favorite Delaware Beach spot the weekend of the 25th to experience Rehoboth’s 30th Annual Sea Witch Festival. There will be a costume parade, a dog parade, the Sea Witch Hunt, trick or treating, hayrides, and more! Our Schell Team will be taking over First Street Station with our very own Spooktacular Kids Zone! You don’t want to miss it! We’ll be providing prizes and trick-or-treat bags while supplies last!

Wags, Witches and Warlocks

October 26, 2019 – Starting at 9am in Bethany Beach, DE

Get your bark on at this fun event started by The Leslie Kopp Group, located near our Bayside and Solitude communities. This event features an awesome parade and costume contest for all your furry (or not so furry) friends! The parade begins at 10am, and a $5 donation is requested for each pet participating. The donations benefit the Brandywine Valley SPCA.

Annual Halloween Trail Ride/Walk at Redden Forest

October 27, 2019 – From 10am-4pm in Redden Forest, Georgetown, DE

The American Mustang and Burro Association are hosting this Halloween Trail Ride at Redden Forest for the 12th year. The fundraiser benefits Delmarva AMBA and Compassionate Hearts of Delaware. The day is packed full of fun, with music, prizes, raffles, and lunch at noon.

Kudos on the Move

Hey there! It’s been a while since Kudos has taken over the blog world, and I wanted to remind you that we are still here! The Kudos Bus is always on the move, making pit stops at tons of local events, such as the Dogfish Dash last week. Our drive (no pun intended) to spread good vibes, continues to fuel (okay maybe pun intended) our mission and challenge us to take risks and keep pushing.

In case you need a refresher, Project Kudos is an initiative created by Schell Brothers to promote our company culture of happiness. We encourage the community to take the time and thank the people in their lives that need it the most. Sometimes that is a family member, and sometimes it’s a stranger. Either way, giving kudos is a great example of how we send happiness and good vibes out into the world.

After a long summer of driving around town, visiting places like The Boys and Girls Club of Rehoboth and Freeman Stage, the bus is covered in Kudos stickers! Don’t worry if you missed any of those events, we will have Kudos representatives and/or the Kudos Bus present at a few more places this October.

Buddy Walk at the Rehoboth Bandstand

On October 12th, Project Kudos will show up in support of the Down syndrome community at Rehoboth Beach’s 2019 Boardwalk Buddy Walk. This walk is an incredible platform for people to give kudos to individuals who are a part of the project that helps raise money and make a difference. Kudos will be there handing out stickers and encouraging people to donate and give thanks.

University of Delaware Homecoming Game

On October 26th the Kudos Crew will make their way to the University of Delaware for their Homecoming football game. Teamwork acts as another driving force in the Project Kudos mission. As we all work together to help spread good messages, we encourage others to do the same. Giving Kudos to your teammates and the players on the other team is a great way to show sportsmanship, comradery, and support the Project Kudos mission.

So, don’t forget what Project Kudos is all about! Take a second, look to the person next to you, and tell them why you appreciate them. Now’s as good a time as any to start spreading good vibes and creating happiness.

Call us ghouls, call us witches, heck, call us werewolves, vampires, ghosts! As the weather gets cooler, and the moon shines brighter, we like to reminisce on our favorite fall traditions. Here are just a few to inspire you this October:

“My favorite fall tradition is Sea Witch Festival.  I have loved this event ever since my first apartment on Rehoboth Ave.  Seeing the creativity in the costumes during the parade is a personal favorite part of the whole festival.  With all the kids smiling ear to ear, it always makes me feel like a kid again.  Cool weather, laughter and candy…what is not to love!  It’s also a great excuse to dress in costume!”

“Halloween is our favorite thing in the Fall. The town of Lewes does such an incredible job! There is so much going on, the spook trail, corn mazes, fresh apple cider, fall beer releases from Big Oyster, Crooked Hammock and Dogfish Head, and the best Trick or Treating anywhere. And who doesn’t like to carve pumpkins and dress up in a costume!?”

“My Favorite Fall Tradition is definitely our Turkey Bowl Flag Football Tournament. Every year our team comes together on the Friday before Thanksgiving for a full on Flag Football tournament at the State Park. “For me, there is no better fall tradition than the first beach bonfire of the season! We bundle up, pack the car with plenty of firewood, and enjoy the short and scenic drive to Broadkill Beach. My dogs love playing in the surf while we get the fire started, and I love catching up with friends over a few drinks, a roaring fire, and a beautiful sunset on a cool evening. It is one of many reasons why fall is my favorite season!”


There you have it! With fall being one of our favorite seasons here at Schell Brothers, we certainly don’t hear anyone booing (at least not in the ghoulish way).
