Note: By registering your customers, you’re agreeing to the terms outlined in our Real Estate Agent Rewards Program. Clients will be sent an email confirming they have been registered by you as their real estate agent.

Terms & Conditions

To be eligible for the Real Estate Agent Rewards Program, the following registration guidelines must apply:

  1. The online registration is valid for six months. It is the responsibility of the Agent to re-register his/her Clients after the expiration date in order to be eligible for any applicable Schell Brothers Rewards Program(s).
  2. The Customer visited a Schell Brothers/Kincade Homes community and/or Branch Out Division as a result of the Agent's recommendation.
  3. The Customer was registered by the Agent before or during the Customer's first visit to a Schell Brothers community.
  4. The Customer acknowledges, that the Agent referred him/her to a Schell Brothers/ Kincade Homes community and/or Branch Out Division.
  5. Schell Brothers/Kincade Homes will only pay one Broker commission per sale. In the event the customer is registered by multiple Agents, Schell Brothers will pay the real estate agent designated by the customer at time of contract.
  6. The Customer has been presented with a Customer Information Sheet (CIS).
  7. Schell Brothers reserves the right to pay the broker commission prior to settlement after contract ratification and receipt of a mortgage pre approval and/or proof of funds available to settle on the property. However, in the event the Customer terminates the contract, defaults on the contract, or does not settle on the property for any reason, Agent/Broker agrees to reimburse Schell Brothers for the full commission paid. Agent also reserves the right not to be paid prior to settlement.

Quiet and secluded, Ellis Point is one with its surroundings

Ellis Point is immersed in the peaceful setting of our coastal uplands and natural tidal wetlands offering a diverse environment for an amazing variety of wildlife.  Bordering on Holts Landing State park our open space blends with the wildlife sanctuary area of the park.  Wild Turkeys, Deer, Blue Herons, Great Egrets, waterfowl, shorebirds and others entertain the homeowners daily.
A walk along the shores of the Indian River on the private sandy beach reveals endless evidence of other water related wildlife.  The wildlife as well as the residents enjoy escaping into the quiet and seclusion of Ellis Point.  I’m not sure the wildlife appreciate the picturesque and expansive views of the Indian River Bay, but I know the residents do.
Little does the surrounding environment know how busy we are.  The proximity to Bethany Beach, the incredible setting and our award winning model, the Catalina, has attracted lots of activity since we opened it late last fall.  Seven future residents have already contracted for their dream home on the Indian River Bay.

Beautiful Water Views from Ellis Point

I wasn’t the only one thinking it was a pretty evening to take a walk around sunset last night on Ellis Point’s private beach. A couple of residents and some shore birds had the same idea.
As I walked over the beach crossing I noticed the sky was beautiful with the glow of the sunset and some unique cloud formations. I couldn’t help but to notice the little shorebirds scurrying ahead of me as I walked up the beach.
I didn’t realize what a great view of the Indian River Inlet Bridge there was from Ellis Point. As it got darker I noticed a blue glow from the bridge. It turns out last night was the first night that they turned the lights on at the new inlet bridge.
All of the new homesites have great views and the setting for the clubhouse is beautiful even near dark.
I had to go see the IRI Bridge up close, and I wasn’t disappointed. I believe it is a good addition to the horizon amongst the beauties of nature. What do you think?

 

New Indian River Inlet Bridge [video]

I finally took a loooong awaited journey across the NEW Indian River Inlet Bridge. They opened one southbound lane on Friday, January 20th.

Governor Markell, Senator Carper and DelDOT Secretary Bhatt got ahead of me but it was a smooth trip and it is a beautiful bridge. I understand they will be opening one northbound lane next week which will allow them to start the demolition on the old bridge. I can’t wait. The rest of the bridge is scheduled to be opened for spring.

A Panoramic View of Progress

We have a lot going on here at Sunset Harbour! Jeff Martini sent this panoramic photo to everyone this week. The view keeps changing as our construction manager, Phil, keeps the building process rolling.

Here’s what’s happening this week: we are preparing for a new homeowner moving in, there are two new homes under roof, two more homes are in framing and another is staked out and ready for pilings on Wednesday.
Additionally, in preparation for the opening of the third finger we have a firm contract on homesite 5. Things are not going to slow down this winter at Sunset Harbour! We also have a few people in the wings planning to take advantage of our great holiday incentive.

Schell Brothers Celebrates 4th of July in Bethany Beach

Schell Brothers joined in the 4th of July festivities in Bethany Beach by donating a truck and volunteers for the annual holiday parade.  Our team was honored to host Grand Marshal, Matt Denn, Lt. Gov., and give out candy and water to the crowd.  My daughter, Farris, and I had fun volunteering together for this event, as you can see from our smiling faces in the pictures.  Many thanks to Phil Terhune and the rest of the Schell Brothers team for making this happen.  We’re already looking forward to next year!
