Personalizing Your New Home

Selecting the options for your new home, though exciting, can sometimes be a daunting experience. You may feel overwhelmed by the numerous options from which to select, or nervous about the finality of selecting items for a house which will be your home for many years. In order to make the process enjoyable, simple and seamless, here are some tips to help you along. First and foremost, think about the way you live. By considering the following questions, you will be sure to personalize your home to best suit your design tastes, as well as your needs.
• Will this be a full-time or part-time residence?
• How many people will be living in this home? What are their ages? Do any of the residents have special needs?
• How do you plan to use the space in your home? Is a home office necessary? Would you like to designate space for a home gym? Do you love to entertain? Think about how you use your time each day and how much of that time will be spent in your new home.
• Do you have pets? Consider flooring selections carefully – the nails of animals can scratch hardwood floors and catch in looped carpets.
• What do you love about your existing home that you want to replicate in your new one? What do you wish to change?
• What do you love? Which styles and colors make you happy? What do you find visually pleasing?
• What items are you bringing with you? If you have rugs, pieces of furniture, media equipment and/or artwork you will be showcasing in your new home, consider where they will be placed. Is wall space, lighting, electrical, etc. adequate for each item?
When preparing to meet with your builder’s selections professional, you may want to consider doing some homework prior to the meeting.
• Know what is available. Research the products offered by your builder. If possible, schedule some time to look around the design center prior to your appointment day.
• Look through home design books and magazines. Bring pictures that reflect the styles you like.
• Don’t forget the exterior! It can be challenging to select the color for the exterior of your home from a small sample. Drive through existing communities and look for exteriors you like and snap pictures of them for reference.
Most importantly, have fun with it! Your home is a reflection of you and how you live. There are no wrong answers. If you love it, go for it!

Thanks to Twitter and Schell Brothers (@SchellBrothers) we learned this week that Delaware is officially the best place to retire. Kiplinger’s Magazine researched the total tax burden — income taxes, property taxes and sales taxes — for a typical retired couple in each of the 50 states and Washington, DC. And the results are clear: Delaware retirees pay far less in taxes than retirees living anywhere else in the country.
Retirees who live on a fixed income need to choose their place of retirement wisely. With taxes sometimes taking a big chunk of the household budget, retirees should look for areas that offer low taxes overall, and a state with no income tax (like Florida or Texas) isn’t always the answer.
Kiplinger’s factored in the finances, expenses and incomes of a hypothetical couple with each state’s average home price and compared the “retirement tax bite” state by state. Living in Delaware, the average retired couple enjoys zero income tax, zero sales tax and relatively low property taxes. According to Kiplinger’s a couple in Delaware can expect to pay about $543 a year in taxes.
Taxes in the runner up state, Alaska, are nearly double that at $1,032 and in Pennsylvania, the country’s least tax friendly place for retirees, couples can expect to pay about $7,391 in taxes. For all the results and details, check out the original article here.

Developer says local housing market is down but not out
Schell optimistic despite ugly figures

The housing crisis that has gripped the nation hit home this winter in Sussex County, leaving developers and construction companies with gloomy sales figures and a high stock of unsold inventory.
Despite the market being in the doldrums and a degree of uncertainty surrounding the industry, however, one local developer is still optimistic about the future of housing in Sussex.
Speaking in front of 150 Realtors at a winter expo held in early February at Independence clubhouse, Schell Bros. President Chris Schell outlined the problems and successes the industry has faced in previous months.
Stating that the current situation is worse than that of the Great Depression as it pertains to the housing market, Schell said that at first glance, the bad news might seem overwhelming.
“The housing decline we are living through right now is the worst in recorded history,” he said. “For people outside the industry, it’s hard to understand just how bad it is.”
Comparing statistics with that of the auto industry, Schell said the effect on the housing market has been hideously ugly. “For some perspective, the auto industry experiences a 30 percent decline in sales over the period of several months and they need to seek government assistance. Housing [new home sales] has seen a 76 percent decline in sales over a period of three and a half years. I can’t remember the last time I heard of a major industry experiencing a sales decline that large,” he said.
Schell said that usually a 20 percent decline is considered catastrophic. In Sussex County, he explained, figures are not much better than nationwide averages. Although Sussex is supported in large part by tourism, Schell said a healthy housing industry is also an important revenue producer. Right now, said Schell, anything that helps housing will help Sussex.
“Many people don’t realize how many jobs and industries are tied to housing,” said Schell. “Much of our unemployed labor force in Sussex is composed of people who lost housing related jobs.”
Clouds lined with silver

After reporting the negative trends, Schell was quick to say the figures may not be as bad as they seem.
He said that since November, when new-home sales reached a record low, the market was fortunate to sustain periods of growth. Nationwide, December showed an unexpected increase of 6.5 percent in home sales, with Sussex also seeing promising figures.
Additionally, he said, the economic stimulus bill passed in mid-February might boost sales in Sussex. He explained that the passage of the bill was much needed not only to restore confidence but also to stop a demand spiral in which potential homebuyers sit on the sidelines waiting for home prices to reach their lowest point.
If market stability is indeed on the horizon, Schell surmises Sussex County will be poised for a surprising rebound. He said low property taxes and a central location between Maryland and New Jersey will draw many retirees seeking a more relaxed lifestyle with a lower cost of living.
Unfortunately, until the economy recovers, he said, that potential market is essentially stuck. Once the market starts to loosen up though, he said, Realtors can expect to see a wave of retirees buying homes in Sussex.
“I think home sales are due to rise regardless,” said Schell. Traditionally, a rise in home sales is one of the first economic indicators to start showing a positive trend during recessions, he added. “I can’t say exactly when [the housing market will rebound] as there are too many unknowns, but assuming plans put in place by our government are well received by the public, I think we could see housing bottom very soon.”

Decorating Trends for Fall 2007

Although summer’s warmth seemed to stick around a little longer than usual this year, we are now seeing the leaves begin to turn and feeling that familiar nip in the air. Fall is finally upon us and so are the season’s hot style trends. By using inspiration from some of this fall’s fashion trends, I have highlighted some of my favorite ways to bring new life into your home this season.

Color

This season welcomes back rich earthy colors and saturated jewel tones. Think emerald and eggplant, pumpkin and ocean blue. Even neutrals are richer this season.
Take a hint from today’s fashion trends: Replace black with chocolate brown and charcoal gray.

Texture

Use elements with a variety of visual and tactile textures to create interest and depth in your living spaces. Consider using a mix of fabrics in a single room – upholstery, window treatments, and throw pillows can each bring a different texture to a space.
Fall fashions showcase leather as an accent, primarily in boots and bags. Leather can be used as an accent in the home as well. A leather-topped desk would make an excellent investment for a home office. As a less expensive option, paint the Living Room with a leather-textured paint or add a leather ottoman in front of your favorite upholstered chair.

Furniture-Style Cabinetry

From clean, contemporary homes to cozy cottages, furniture-style cabinetry is all the rage. Cabinets are taking on a greater role in home decor as built-in cabinetry is being used with more frequency. Natural wood grains are being enhanced with rich stains and glazes. Painted finishes in a variety of shades are continuing their run of popularity. Islands with turned legs look more like work tables than their boxy predecessors. The sky’s the limit when it comes to available styles and finishes; show your personal style with cabinets that suit your needs as well as your tastes.

Shine

We all know that a mirror can make a space appear larger than it is, but a mirror can also add an element of visual interest simply with its reflective nature. Mirrors look especially stunning where they can reflect light. Consider mirrored wall sconces to spread the flicker of candlelight into a Dining Room. I love the look of mirrored furniture as an accent piece. A small chest of drawers or an end table makes a great choice as mirrored accent.
The shine of jewelry often provides the finishing touch to an outfit. Think of metallic fixtures as the finishing touch for your home. Choosing the right plumbing fixtures, lighting fixtures, and door and cabinet hardware will complete the feeling of a room. Brushed and satin finishes have been popular for several years and are still going strong, but shinier finishes, like classic polished chrome, are making a comeback.

Contemporary Style

Contemporary homes used to bring to mind words like “cold” and “uncomfortable.” No longer! Contemporary homes can now also be cozy and warm. Instead of linking contemporary style with straight lines, sharp angles, and colorless palettes, think of the characteristics of the new contemporary style as clean, simple, and clutter-free. Just as fashion designers are showcasing tailored, menswear-inspired clothes for fall, interior decorators are showcasing rooms with clean lines and simple elegance.
Choose accents wisely and streamline accessories to a choice few. If you find that a space has many elements which fight for your visual attention, limit the room’s focal points so that the space is more calming and relaxing.

Global Influence

Tribal accents and bright, bold patterns inspired by foreign cultures are making their way into home decor. African wood carvings, Asian cloisonné vases, and pillows made from Latin American woven fabrics are just a few ways to bring international flavor to your home. Consider using one bold item as a focal point or grouping several smaller items in a collection to best showcase this trend.
Dust off the souvenirs you have purchased during your travels and give them places of honor in your living spaces. Not only will they provide visual interest to your home, but they can also spark wonderful memories of your vacations and serve as great conversation starters with guests.
If you are unsure if a certain trend is right or you, start small. Change one or two items in a single room – for example, a new mirror, a collection of Asian vases, or a pair of throw pillows in beautiful rich colors—and see how the change makes you feel. If you like the result, you can make changes in the rest of your home with more confidence.
Remember, building the décor of your home is much like building a functional wardrobe. Start with the basics. Invest in classic, timeless pieces that will never go out of style. Then highlight those basics with trendy accents which can easily be changed from season to season.
