HOA Fees

Arbor-Lyn's HOA fee is $145 a month and includes access to the clubhouse and its amenities. The amenities include an outdoor pool, pool deck, lounge area, covered porch with fireplace, shower & restrooms, snow removal on community streets, grass cutting, edging, seasonal clean-up, leaf removal and blowing on each lot (excludes flower beds) & irrigation. Common area maintenance (including ponds) included.

Property Taxes

Property taxes typically range from $1,000 to $2,000 per year (yes, per year, not per month). We know that seems too low to be true. Delaware also has no sales tax and consistently ranks in the top 5 for the most tax-friendly states.

Since almost all of Delaware is a part of the Atlantic Coastal Plain, the effects of the ocean moderate its climate. Sussex County, located in the southern portion of the state, has a somewhat milder climate and a longer growing season than the northern area. Average high temperatures in the Lewes/Rehoboth Beach resort area are 84 degrees in July, 78 degrees in September and 48 degrees in December. Throughout the year, over half of the days will be filled with sunshine.

Love the beach? So do we! Delaware boasts some of the best and cleanest beaches in the nation, including Rehoboth Beach, Bethany Beach, Lewes and Fenwick Island. It’s no wonder so many flock here in the summer months. We’re fairly certain that there’s nothing a trip to the beach and the sweet smell of the ocean can’t cure.

Delaware has about 26 miles of Atlantic Ocean coastline, 25 miles of Delaware Bay coastline, and 115 miles of inland bay shoreline. You’ll enjoy sunrises and sunsets, depending on which way you turn!

Coastal Delaware offers a relaxed environment that is close to the action of the East Coast’s major metropolitan regions, while providing a vibrant culture and active lifestyle all its own. The location affords easy access to the major metropolitan areas of the Northeast. Washington, D.C., Philadelphia and Baltimore are all within a three-hour drive.

The 6-mile scenic Junction & Breakwater Trail extends from Lewes to Rehoboth Beach for walkers, runners, and riders.

Trail Highlights

Not only does the trail offer access to Lewes and Rehoboth, bargain hunters will love that the trail runs directly behind the Tanger Outlets. There are many scenic spots along the route, most notably the gorgeous wetland views from a refurbished 80 foot railroad bridge circa 1913. You will enjoy views of wetlands, open pasture, and cornfields during your hike. Hawks, geese, deer, squirrels and other small woodland animals can be spotted on the trail. There are several benches positioned along the trail to rest and watch nature. View Trail Map

Go On An Adventure

Bike, hike and enjoy this beautiful, wooded 6.4 mile trail that winds through Cape Henlopen State Park and is surrounded by wetlands and farmland. The trail runs from Gills Neck Road in Lewes to the town of Rehoboth Beach and provides easy access to both Lewes and Rehoboth. This is a primarily flat crushed stone trail and accommodates individuals of all ages!

This is a favorite spot for families to bike, hike and walk their furry four-legged friends.
