Homesites
Upon completion, this community will have 1,300 homes. Each homesite averages ¼ of an acre and ranges from 7,500 sq. ft. to over 15,000 sq. ft.
HOA Fees
The HOA fee covers security with a 24/7 manned gate house and patrol, maintenance of our 3 points of access to the bay, the Nature & Exploration Center, Bay Beach, Fishing Pier and Trails. Maintenance for community roads, snow removal, trash & recycling collection, lawn and landscaping care on your property and common areas are also included. The HOA fee also include Verizon FiOS ultra high speed internet service through fiber optics, and Verizon FiOS expanded television programming.
Property Taxes
Property taxes typically range from $1,000 to $2,000 per year (yes, per year, not per month). We know that seems too low to be true ;). Delaware also has no sales tax and consistently ranks in the top 5 for the most tax-friendly states.

The 7,200-yard, par 72 masterpiece is the first private Jack Nicklaus Signature Design golf venue in Delaware, carefully constructed with a true respect to mother nature. Since almost all of Delaware is a part of the Atlantic Coastal Plain, the ocean moderates its climate. Sussex County, located in the southern portion of the state, has a somewhat milder climate and a longer growing season than the northern area. Average high temperatures in the Lewes/Rehoboth Beach resort area are 84 degrees in July, 78 degrees in September and 48 degrees in December. Throughout the year, over half of the days will be filled with sunshine.
Love the beach? So do we! Delaware boasts some of the best and cleanest beaches in the nation, including Rehoboth Beach, Bethany Beach, Lewes and Fenwick Island. It’s no wonder so many flock here in the summer months. We’re fairly certain that there’s nothing a trip to the beach and the sweet smell of the ocean can’t cure.

Delaware has about 26 miles of Atlantic Ocean coastline, 25 miles of Delaware Bay coastline, and 115 miles of inland bay shoreline. You’ll enjoy sunrises and sunsets over the water, depending on which way you turn!
