How many times have you walked into a model home and wanted to move right into it, exactly as it is? Buying a model home is an adventure in itself! We often get asked about this process so here’s the scoop.
We collect lists of interested folks for months ahead of time before a model is built. Once it is available to sell it will be listed on our website right here.
There will be a final price that includes the furnishings as well as all the fabulous choices that most model homes exhibit. After all, this is a living breathing showcase of all the things you can do with a home. This home will be used to inspire potential new homeowners throughout the community, so it has to be spectacular!
If you are head over heels and the terms work for you, all it takes is a purchase agreement and some cash to be yours! Can you move in now? Nope, not just yet. A leaseback by definition means that we lease it from the owner, that’s you!
We will rent the home to use as a model for an agreed upon monthly payment and rental term (usually 1-2 years). In the meantime, you are not only gaining appreciation in your investment, but acquiring monthly rent from Schell Brothers! During this time, we continue to maintain your home. We keep it clean and looking its best. At the end of the rental term the ownership of the model home transfers to you. At the time of transfer, we make sure that you receive the home in pristine condition. All you need to do is bring food and clothing on move-in day. The home is all yours! You won’t even have to hang art on the walls-unless you want to.

Why is buying a model home appealing for some buyers?
- Move-in Ready Home. Some folks don’t want to deal with decorating a new home, since it may not be in their skillset.
- Ready to buy – not ready to move in. Others want to buy now but aren’t ready to move in for a while. The buyer doesn’t have to worry about immediate move-in costs for at least a year or two.
- Guaranteed rental income during the leaseback period. We are paying you to use your home as a model to showcase the floor plan, latest selections and sell the community it’s in.
