  2. The Customer visited a Schell Brothers/Kincade Homes community and/or Branch Out Division as a result of the Agent's recommendation.
  3. The Customer was registered by the Agent before or during the Customer's first visit to a Schell Brothers community.
  4. The Customer acknowledges, that the Agent referred him/her to a Schell Brothers/ Kincade Homes community and/or Branch Out Division.
  5. Schell Brothers/Kincade Homes will only pay one Broker commission per sale. In the event the customer is registered by multiple Agents, Schell Brothers will pay the real estate agent designated by the customer at time of contract.
  6. The Customer has been presented with a Customer Information Sheet (CIS).
  7. Schell Brothers reserves the right to pay the broker commission prior to settlement after contract ratification and receipt of a mortgage pre approval and/or proof of funds available to settle on the property. However, in the event the Customer terminates the contract, defaults on the contract, or does not settle on the property for any reason, Agent/Broker agrees to reimburse Schell Brothers for the full commission paid. Agent also reserves the right not to be paid prior to settlement.

September 18, 2007 — Lewes , Delaware — The Lower Delaware Autism Foundation announces Schell Brothers of Rehoboth Beach as the newest local business to support the Artisans’ Bank/LDAF 5th Annual Beach Classic Golf Tournament. Schell Brothers sponsored the Welcome Luncheon held on the veranda of BayWood Greens Clubhouse prior to the shotgun start of the scramble format tournament.
“We are thrilled to form a new community partnership with Schell Brothers. They do so much to give back to our coastal communities and we are proud to help them show their commitment to supporting the unique needs of individuals with autism in Sussex County,” said Mary Landon Green, Program and Event Coordinator at LDAF.
The Artisans’ Bank/LDAF Beach Classic tournament was held Monday, September 17th at BayWood Greens and was a great success due in part to supporters like Schell Brothers. Over 100 golfers and sponsors, such as Artisans’ Bank, Schell Brothers, Matt Haley and SoDel Concepts, and many others, enjoyed a beautiful day on a beautiful course. Prizes were given to the top three net and gross teams as well as for the longest men’s and women’s drive and closest to the pin.

Lewes Canalfront Park Golf Tournament

Schell Brothers will once again team up with the “Friends of the Lewes Canalfront Park” as the major sponsor of its second annual golf tournament to be held at The Rookery Golf Club on Thursday, September 20.
“We continue to be the beneficiary of strong community activism by the Schell family”, commented Bob Slavin, Chair of the Friends board. “In addition to serving as major event sponsor, Schell Brothers uses this event as a vehicle for the involvement of several of their sub-contractors and suppliers.”
“Schell Brothers is proud to sponsor the 2nd Annual Canalfront Park Golf Tournament”, said Chris Schell, President of Schell Brothers Construction.
Thanks to proceeds from a myriad of fundraisers, including last year’s tournament, the initial phase of Park construction has now been dedicated. Final completion of the Park is slated for 2009. Meanwhile, funds raised by the “Friends” organization will be focused on various “in-park” activities.
The entry fee for this year’s tournament remains at $125, which includes greens fees, cart rental, range balls, gift bags, lunch, prizes, and a post-tournament dinner. Hopefully this year’s event will match the incredible “awarding” of two automobiles that occurred in 2006 in the hole-in-one contest!

Two years before they planned to retire, Sonja and Hoyte Decker settled on the Delaware coast as their retirement destination. Living in Chevy Chase, Maryland, near where Hoyte worked for the U.S. Department of Transportation, the two had been spending weekends and vacations on the sandy beaches of the Maryland and Delaware shores for years. But they liked friendly little Rehoboth Beach best of all. Just three hours from friends and their daughter in Washington, D.C., it was also reasonably close to Hoyte’s two children from a previous marriage.
But finding their retirement house was challenging: Rehoboth Beach itself is only about one square mile, with fewer than 1,500 full-time residents. Housing costs—as in many beach communities—were sky-high. “Houses were just too expensive, even in the late 1990s,” says Hoyte, 65, “or else they were just small cottages, or they weren’t winterized. We decided against buying an existing home. We had retired without a mortgage—that had always been our goal. And we wanted to keep it that way,” he says.
Instead, when Hoyte retired in August 1998, the couple decided to build their own retirement home. They didn’t waste any time, either. By September they had purchased a lot. By December they had contracted with a builder. And by Memorial Day 1999 they moved in. It’s been one long beach season ever since.
The Deckers aren’t the only retirees flocking to the area. With a median age of 57, and 38 percent of the population over 65, Rehoboth and the surrounding communities are a retiree’s haven. That trend shows no sign of slowing: Delaware expects its 65-plus population to increase 75 percent in the next 25 years.
What makes Rehoboth Beach magical, of course, is the beach. “Walking along in the early morning, it’s like having the ocean to yourself,” says Sonja, 61. “There are dolphins all summer long, different kinds of birds—it’s beautiful. And it means that in the summer we have constant houseguests, which is great.”
Why the locals love it
Rehoboth Beach is a bargain

Housing in Rehoboth Beach proper is, admittedly, expensive, but the nearby communities of Long Neck and Milton are quite reasonable (and they’re still only a few miles from the beach). All Delaware residents can take advantage of the state’s super-low property taxes; plus, Delaware has no sales tax on goods, food, or entertainment. Social Security and railroad-retirement benefits are exempt from income tax, and taxpayers 60 and older can exclude up to $12,500 of investment and qualified pension income. Out-of-state government pensions also qualify for the pension and retirement exemptions.
Lifestyle perks
The Deckers love that they can walk everywhere—whether it’s on the beach, along Rehoboth’s mile-longboardwalk (circa 1873), or to the area’s little boutiques and more than 70 restaurants.
Great escapes
Washington, D.C., and Philadelphia are within a three-hour drive.
Residents love
The small-town atmosphere and the constant events—from Christmas parades to the Annual Chocolate Festival. “Where else would I be able to know the mayor, the chief of police, and be able to be on the beach so much?” says Hoyte. “In Washington there were a lot of things to do, and I did a few. In Rehoboth there are not so many things to do—and we do them all.”

Ocean Atlantic Associates and Schell Brothers are developing a new resort-style community located in Lewes, Delaware on Gills Neck Road.
This new community, named Breakwater in reference to the nearby Junction and Breakwater nature trail, will feature a diverse mix of coastal-style housing comprised of townhomes starting in the $430’s, twinhomes starting in the $540’s, and newly-released custom single family homes starting in the $570’s.
In addition, the developers are planning a pool, walking trails and a state-of-the-art exercise facility for residents.
While designing this new community, the Ocean Atlantic team focused on integrating natural elements throughout the neighborhood to reflect its ideal location between the town of Lewes and the beach.
Water features will be prevalent within the community with nine ponds planned. Lewes Canalfront Park Golf Tournament

Schell Brothers, one of the region’s leading builders of fine homes, will serve as the inaugural lead sponsor for a golf tournament to benefit the Lewes Canalfront Park.
The tournament will be held at 1 PM on Friday, Sept 15, at Shawnee Country Club in Milford.
Tournament organizers are limiting participation to 22 foursomes (88 golfers). The event will feature lunch, gifts, prizes, refreshments and a reception afterwards for a registration of $125. Proceeds from the event will help construction costs of a community park on Front Street in downtown Lewes.
