Since almost all of Delaware is a part of the Atlantic Coastal Plain, the ocean moderates its climate. Sussex County, located in the southern portion of the state, has a somewhat milder climate and a longer growing season than the northern area. Average high temperatures in the Lewes/Rehoboth Beach resort area are 84 degrees in July, 78 degrees in September and 48 degrees in December. Throughout the year, over half of the days will be filled with sunshine.

HOA Fees
$379 per month. The HOA fee covers security with a 24/7 manned gatehouse and patrol, as well as maintenance of our 3 points of access to the bay: the Nature & Exploration Center, Bay Beach, Fishing Pier, and Trails. Additionally, there is maintenance for community roads, snow removal, trash & recycling collection, lawn & landscaping care on your property, and common areas are also included. The HOA fee also includes Verizon FiOS ultra-high-speed internet service through fiber optics and Verizon FiOS expanded television programming.
Property Taxes
Property taxes typically range from $2,000 to $4,500 per year (yes, per year, not per month). We know that seems too low to be true ;). Delaware also has no sales tax and consistently ranks in the top 5 for the most tax-friendly states.
