Once completed, there will be 49 single-family homes. The lot sizes range from 1/4 to 1/3 acre.
HOA Fees
HOA Fees are $160 per month and includes: Community amenity with an outdoor pool, bathhouse with grilling area, and garbage/recycling removal. All common area maintenance such as; entrance monuments, grass cutting, landscaping, irrigation, street lights, sidewalks, roads & snow removal on the community roads (on-lot landscaping service optional).
Property Taxes
Property taxes typically range from $1,000 to $2,000 per year (yes, per year, not per month). We know that seems too low to be true. Delaware also has no sales tax and consistently ranks in the top 5 for the most tax-friendly states.

The 6-mile scenic Junction & Breakwater Trail extends from Lewes to Rehoboth Beach for walkers, runners, and riders.
Trail Highlights
Not only does the trail offer access to Lewes and Rehoboth, bargain hunters will love that the trail runs directly behind the Tanger Outlets. There are many scenic spots along the route, most notably the gorgeous wetland views from a refurbished 80 foot railroad bridge circa 1913. You will enjoy views of wetlands, open pasture, and cornfields during your hike. Hawks, geese, deer, squirrels and other small woodland animals can be spotted on the trail. Go On An Adventure
Bike, hike and enjoy this beautiful, wooded 6.4 mile trail that winds through Cape Henlopen State Park and is surrounded by wetlands and farmland. The trail runs from Gills Neck Road in Lewes to the town of Rehoboth Beach and provides easy access to both Lewes and Rehoboth. This is a primarily flat crushed stone trail and accommodates individuals of all ages!
This is a favorite spot for families to bike, hike and walk their furry four-legged friends.
