Once completed, there will be 152 single-family homes. The lot sizes range from 1/4 acre to 1/2 acre.
HOA Fees are $183 per month. Access to the clubhouse amenities including a beach area with water views, outdoor pool, kayak launch and community dock with four boat slips. All common area maintenance including: ponds, walking paths, landscaping, streets, street lights and snow removal. This fee also includes grass cutting on your property, and trash removal. Note: Fences and in-ground pools are permitted on your property with ARC approval.
Property taxes typically range from $1,000 to $2,000 per year (yes, per year, not per month). We know that seems too low to be true. Delaware also has no sales tax and consistently ranks in the top 5 for the most tax-friendly states.
Marsh Island is located in the Cape Henlopen School District, which includes Love Creek Elementary, Beacon Middle School, and Cape Henlopen High School.

The 6-mile scenic Junction & Breakwater Trail extends from Lewes to Rehoboth Beach for walkers, runners, and riders.
Not only does the trail offer access to Lewes and Rehoboth, bargain hunters will love that the trail runs directly behind the Tanger Outlets. There are many scenic spots along the route, most notably the gorgeous wetland views from a refurbished 80 foot railroad bridge circa 1913. You will enjoy views of wetlands, open pasture, and cornfields during your hike. Hawks, geese, deer, squirrels and other small woodland animals can be spotted on the trail. Go On An Adventure
Bike, hike and enjoy this beautiful, wooded 6.4 mile trail that winds through Cape Henlopen State Park and is surrounded by wetlands and farmland. The trail runs from Gills Neck Road in Lewes to the town of Rehoboth Beach and provides easy access to both Lewes and Rehoboth. This is a primarily flat crushed stone trail and accommodates individuals of all ages!
This is a favorite spot for families to bike, hike and walk their furry four-legged friends.
