Q. What is included in our Property Owners Association benefits and what is the fee?
A. Currently the POA fee at Pelican Point will be $83.33/month.
Once the clubhouse is complete, the POA fee will be $142/month and will include the clubhouse and all outdoor amenities,
common area landscaping and maintenance, trash removal on street, pond maintenance, and homesite lawn mowing.
Q. What amenities are planned for the community?
A. The 5,000 square foot clubhouse will include a fitness center, restrooms,
gathering room with a stone fireplace, bar with a lounge area and catering kitchen, and a meeting room.
The outdoor amenities will include a resort-style pool with lifeguard, fenced lawn area for children to play,
and a covered tiki bar area with grilling stations, a fireplace, and lounge furniture.
Three tree lined park areas with benches will offer a natural place to retreat.
There will also be a dog park for those homeowners who enjoy spending time and exercising with their dogs.
Tennis courts will be available for those looking to add a little fun to their workouts.
Q. When will the amenities be complete?
A. Construction will begin on the clubhouse and pool amenities at the
125th sold homesite, with completion to occur by the 175th homesite sold.
Q. Are sod and irrigation included with the property?
A. Yes! Sod is included in the front and back yards, while irrigation is included with the front yard only.
Q. How much are property taxes?
A. Estimated property taxes for your Kincade Home in Pelican Point will range from approximately $1,000 to $1,500 a year.
Q. Will there be community sidewalks, landscaping and street lights?
A. Yes! Each street and park area will have sidewalks. Most of the common areas will be sodded and irrigated.
Street lights will be placed throughout the community as well.
